Assistant Vice President – Operations (Real Estate)

About the role

The Assistant Vice President – Operations supports the department in achieving and surpassing Net Operating Income (NOI) targets while maintaining the asset’s physical condition and ensuring compliance with legal and corporate policies. The role combines strategic oversight of property operations with proactive engagement of tenants, contractors, and regulatory bodies to deliver optimal returns and an exceptional stakeholder experience.

Key responsibilities

• Assist the line manager in shaping department strategy, improving performance, and securing compliance.
• Implement the strategic business plan to drive footfall, meet rent/revenue targets, and achieve profitability.
• Develop and monitor annual CAPEX and operating budgets, ensuring performance against budget.
• Oversee property management policies, procedures, and day‑to‑day operations to standard.
• Prepare regular performance reports covering footfall, sales, revenue, budget forecasts, operating costs, utilities, and competitor activity.
• Conduct regular property inspections, initiate corrective actions, and report findings to senior leadership.
• Maintain strong relationships with contractors and facility‑management firms, negotiate contracts, and ensure high‑quality soft services.
• Schedule and supervise preventive and corrective maintenance within budgetary limits.
• Ensure lease agreements are recorded, communicated, and complied with.

Required profile

• Bachelor’s degree in a relevant field.
• Strong written and spoken English and Arabic.
• 10+ years of experience in commercial real‑estate operations, sales, and leasing within a similarly sized organization.
