Bilingual Property Manager – Kuwait City

About the role

The Property Manager will own day‑to‑day operations of Zaleej’s commercial and residential portfolio in Kuwait, safeguarding asset value, driving occupancy, ensuring timely rent collection and delivering a seamless tenant experience through accurate YARDI‑driven reporting.

Key responsibilities

• Oversee the full property‑management cycle for a mixed portfolio, meeting occupancy, rent collection and service quality targets.
• Manage end‑to‑end rent collection in YARDI, invoice on schedule, monitor receipts daily and promptly address arrears.
• Lead, supervise and develop regional property administrators, setting clear performance standards and acting as operational backup.
• Design and implement standardized SOPs, embedding YARDI across all workflows to improve efficiency.
• Handle the complete leasing cycle – tenant sourcing, lease negotiation, renewals and statutory compliance – to minimise void periods.
• Develop and execute marketing plans for vacant units, including listings, photography, digital channels and broker networks.
• Monitor vendor contracts for compliance, cost control and performance; coordinate planned and reactive maintenance within budgets and SLAs.
• Prepare monthly portfolio performance reports covering occupancy, rental income, arrears, maintenance spend and market trends.
• Analyse market conditions and competitor activity, recommending pricing adjustments or capital improvements.
• Act as primary liaison between tenants and management, ensuring prompt issue resolution and high tenant satisfaction.

Required profile

• Proven experience in commercial and residential property management.
• Demonstrated ability to lead and develop a team of property administrators.
• Strong analytical skills for reporting and market analysis.
• Bilingual proficiency (Arabic and English) to communicate effectively with tenants and stakeholders.
• Hands‑on approach with a focus on operational excellence and accountability.
