Senior Facilities Manager

About the role

The Senior Facilities Manager reports to the Chief Operating Officer and is responsible for leading the operational, commercial and service performance of Optimus FM’s client portfolio. The role ensures the consistent delivery of integrated hard and soft facilities management services, client satisfaction, statutory compliance, asset performance, budget control and resource optimisation across multiple sites.

Key responsibilities

• Direct FM operations across assigned client sites and translate company strategy into clear execution plans.
• Ensure hard and soft services meet contractual scope, SLAs, KPIs, quality standards and client expectations.
• Review site performance, address recurring failures, service gaps and escalations, driving corrective actions to closure.
• Maintain effective resource deployment and service continuity across the portfolio.
• Own senior client relationships, act as escalation point for operational issues and conduct structured performance reviews.
• Oversee building systems, including MEP, civil and life‑safety infrastructure, and govern preventive, reactive and corrective maintenance.
• Assess asset lifecycle risks and recommend upgrades, replacements or retrofits.
• Manage operating budgets, forecasts and cost controls, monitoring expenditure, manpower utilisation and subcontractor performance.
• Ensure compliance with HSE requirements, contract obligations and Kuwait authority regulations, and promote safe working practices.

Required profile

• Proven senior‑level experience in facilities management, preferably within a multi‑site environment.
• Strong leadership and people‑management skills, with the ability to coach and hold facility teams accountable.
• Excellent stakeholder communication and commercial acumen.
• In‑depth knowledge of Kuwait statutory and HSE regulations.
• Ability to drive continuous improvement and deliver measurable service enhancements.
