Project Manager – Bilingual (Kuwait)

About the role

The Project Manager will lead Zaleej Real Estate’s development and construction projects from concept through handover, covering mid‑ to large‑scale residential, commercial and mixed‑use developments across Kuwait. The role owns the full project lifecycle, ensuring on‑time, on‑budget delivery while maintaining quality and strong stakeholder relationships.

Key responsibilities

• Lead the entire project lifecycle – initiation, feasibility, permitting, tendering, construction, and close‑out.
• Develop and manage detailed project execution plans, budgets, schedules and resource allocations.
• Forecast cash‑flow requirements and coordinate timely payments to contractors and consultants.
• Select and onboard consultants, contractors and vendors, ensuring competitive pricing and capability.
• Coordinate with architects, engineers, quantity surveyors, legal advisors and government authorities for permits and compliance.
• Lead internal project teams and supervise external consultants and contractors, providing clear direction and accountability.
• Serve as the primary contact for senior leadership, regulatory bodies and utility providers.
• Mentor junior team members through structured on‑the‑job training.
• Monitor site activities to ensure adherence to scope, schedule, budget, quality and safety standards.
• Conduct regular site visits, chair weekly progress meetings and produce concise status reports.
• Identify and mitigate risks, change orders and potential delays.
• Negotiate cost, scope, quality and schedule terms with consultants, contractors and suppliers.
• Review, negotiate and manage construction contracts, procurement schedules and tender documents.
• Approve invoices, monitor financial performance against budget and enforce cost controls.
• Maintain accurate project documentation, including progress reports and meeting minutes.

Required profile

• Proven experience managing mid‑ to large‑scale residential, commercial or mixed‑use real‑estate projects.
• Ability to lead multidisciplinary teams and supervise external consultants and contractors.
• Strong stakeholder management skills, acting as the main liaison with senior leadership, authorities and utility providers.
• Fluent in both Arabic and English (bilingual requirement).
